Residential and Commercial mortgages
Property loans are the most common type that all brokers facilitate. We specialise in complex deals or structures due to our in depth understanding of taxation structure and business financials. We have had success with loans for different types of trusts with unusual properties as our broad range of financial expertise enables us to talk the same language as lenders.
Self-Managed Superannuation Fund (SMSF)Limited Recourse Borrowing Arrangements (LRBAs)
LRBA loans are not suitable for everyone but can often be very useful for business owners wanting to purchase their business premises in an SMSF structure for asset protection and long term investment. With the assistnace of the right legal agreements and assistance, we have also assisted clients in transferring their business premises from own names and trusts into the SMSF/LRBA structure with only the nominal duty of $20 on transfer (AKA stamp duty), instead of the full "ad valorem" duty, effecitvely avoiding incurring double duty.
Borrowing in property unit trusts
Many of our clients have looked for options to make significant property purchases through various unit trust structures with a range of different investor options including combinations of business associates, family and/or friends.
Debt Consolidation/ Reduction
Consolidating or restructuring debts is often a very useful tool in cases where the type of borrowing or loan option is no longer financially sustainable or the best option for the borrower. We have also assisted clients who have found themselves due to a change in circumstances or the fault/influence of someone else in a precarious loan situation to find a manageable and sustainable alternative.
Asset Finance
This is the often the most appropriate way to purchase Plant, Equipment, Vehicles and fit-outs by financing the cost against the asset itself rather than digging into working capital.
Business/Personal Loans
Whilst these kinds of loans are generally more costly than the other types of finance they can be useful for specific situations:
Business Loans
These can be long or short term and are useful for purchasing an existing business, "client list", or to fund business expansion.
Personal Loans
In the current environment the interest rates on personal loans are higher than other options, however, usually much more palatable than credit cards or other options and certainly have some appropriate applications.
